As we step into the beginning of a new school year, we begin to feel the colder weather set in. This brings its own set of challenges and worries this year which may make it feel like a strange time to transition to a new home, or to a new town. Grey County Market Stats
Looking back, home sales in Grey County totalled 259 units in August, which is a 7% increase from July, and a 43% increase compared to August of 2019.
When looking at the average home sale price, it is up about 35% compared to August of last year and has decreased 7% since last month.
There were 228 new listings in Grey County in August, which is a slight decrease of 8% from last month, and is the same on a year-over-year basis.
The number of days on market has gone back down from the slight increase we saw last month. Sitting at 51 days last month to 49 days this month, which is a 4% decrease in days on market.
Our Local Communities Market Stats
In the Municipality of Grey Highlands, there has been a 15% decrease in the number of properties listed since last month but a 40% increase when compared to August of 2019. Property sales have increased 15% from last month and have increased by 5% from the same time last year, with the bulk of the sales being in the 3-5 hundred thousand range.
The number of new listings in the Municipality of West Grey is down with a 75% decrease from last month, and has decreased 81% from August 2019. The number of properties that sold decreased from 27 in July to 12 in August, while a similar 42% decrease was noted compared to the same period last year. The bulk of the sales were below the 4-6 hundred thousand range.
The Municipality of Chatsworth saw a fair decrease in the number of new listings from last month, as well as a 78% decrease compared to August of last year. The number of properties sold saw a decrease of 40% compared to last month and saw a comparable 30% decrease when compared to August 2019, with the highest number of sales in the 2-3 hundred thousand dollar range.
In the Municipality of Meaford, there was a 51% decrease in the number of new listings compared to last month and a 36% decrease from August 2019. We saw a 31% decrease in the number of sales compared to last month, but a 65% increase on a year-over-year basis. The majority of sales were in the 4-7 hundred thousand dollar range.
The Blue Mountains
When looking at the Municipality of the Town of the Blue Mountains, there has been a decrease of 40% in the number of new listings compared to July and a 48% decrease from August of 2019. The number of sales is down this month with a 25% decrease from July but saw a 100% increase compared to the same month last year, with the highest number of sales being in the 1 million plus range.
